SUPERSTRUCTURES conducted a FISP Cycle 8A critical examination of these mixed-use buildings in Chelsea. 200 W. 26th Street—the Chelsea Centro building—is a 17-story, steel-framed structure with concrete block and brick cladding built in 2001; 220 is a 12-story wing of the same construction. The investigation found that some mortar joints were severely eroded or cracked due to localized wall movement or overstress, exacerbated by freeze-thaw action. The examination also found some balcony deficiencies in need of remediation. Restoration work included: masonry repointing; concrete balcony repairs at embedded railing posts; balcony waterproofing; concrete spall repairs; cast stone crack repairs through micro-injection grout; and replacement of sealant at balcony aluminum trim. The firm also provided construction administration services for this project.
