This 15-story, office condominium building in Albany, NY was built in 1999-2000. The non-load-bearing exterior walls comprise steel stud or concrete masonry unit backup that supports a single wythe of field laid-up brick cladding. In response to problems with the facade an initial study and a peer review were undertaken with two contrasting approaches on how to ameliorate the problems. In 2010 SUPERSTRUCTURES conducted an independent study of the facade as well as an analysis of the two prior reports agreeing with many of the restoration recommendations and dismissing a proposal for a total re-clad as unnecessary with proper maintenance and repair.
