SUPERSTRUCTURES conducted a restoration of the penthouse terrace roof for the Stephen Chan House, NYU’s Institute of Fine Arts Conservation Center. The facility’s penthouse had been experiencing water infiltration for several years. Our leak investigation—including water testing—found the cause was two main deficiencies: inadequate adhesion of the waterproofing membrane to the concrete deck, and improper flashing at the transition between skylight frame and brick masonry wall.
Restoration work to remediate these conditions included: replacement of the existing roof membrane and flashings; scraping and coating of existing steel components; replacement of existing sheet metal coping at masonry curbs; sealant joint restoration; replacement of the existing penthouse roof guardrail; and installation of scupper at penthouse terrace as a secondary drain. The project also included replacement of cracked masonry units, repointing, and replacement of existing roof drains in kind.
