We have developed a proprietary methodology that shapes the entire life cycle of the project - from initial investigation through construction documents through construction administration - offering unprecedented control over every project phase.
Our documents are user-friendly. We believe that "a picture is worth a thousand words." What most practitioners describe in the text of their specifications, we graphically detail in our drawings. Contractors can clearly visualize complex assemblies rather than reading and interpreting numerous pages of verbiage.
Our construction documents employ a unique labeling system. Every location where restoration work is to be performed is clearly labeled with the type and extent of that work. The label is keyed to a detail drawing that calls out the products or materials to be used, as well as their intended configuration. The technical specifications are coordinated with the details and include product ”cut-sheets“ explicitly identifying acceptable components and manufacturers. Our system saves our clients time and money.
The precision of our drawings and specifications minimizes discussion with the successful contractor regarding product acceptability and substitutions, minimizing the possibility that they bid on, deliver, or actually install, the wrong materials or products. A contractor who knows exactly what is required is better able to complete the project on time and within budget.
We sometimes have more than fifty bidders on projects for our public sector clients, but we almost never receive requests for clarification. We typically complete complex restoration projects while holding change orders to 3% and less.
